The question is… “When should an inspection take place?”
As more and more research shows, there are significant benefits to conducting an inspection before listing the property – benefits amplified when the property is certified and guaranteed based on those findings.
The reasons are clear. When buyers inspect after an offer has been accepted the findings are often ammunition for a reduced price, or worse, just cause to negate the purchase agreement altogether.
Real estate agents and brokers can virtually eliminate the consequences, delays, and difficulties associated with the home inspection process by inspecting prior to listing. In fact, Forbes Magazine, Inman News, Realtor Magazine, the California Association of REALTORS, and MSN Real Estate all recommended a pre-listing inspection service.
But what’s better than eliminating roadblocks to a successful sale?
Higher sales prices.
One weapon more and more real estate professionals are turning to is an exclusive program developed by A-Pro Home Inspection Services – The Certified Pre-Owned Home™.
While a standard pre-listing inspection puts you ahead of game, a Certified Pre-Owned Home™ can help you close deals faster, more regularly, and for more money.
What is a Certified Pre-Owned Home™?
Certified Pre-Owned Home™ is a trademarked concept provided by A-Pro since 1997. More than just a pre-listing home inspection, the purpose of the proven program is to provide actual security and value to the buyer of a property — thereby giving sellers and sales agents a marketable selling point for their listings.
Here’s how it works: the seller hires a qualified A-Pro inspector to perform a comprehensive 500-point pre-listing inspection. An inspection report is prepared and delivered to the seller, noting any issues found and allowing them to address them.
The property is declared a Certified Pre-Owned Home™ – and the agent can add the Certified Pre-Owned Home™ seal to their marketing materials – once the following criteria have been met:
- Any structural defects that were found is reported and or repaired.
- Any major systems concerns are reported and or repaired.
- Any health or safety concerns is reported and or repaired.
A-Pro certifies the inspection to the seller, and guarantees the findings to the buyer – protecting them against the costs of covered unexpected repairs.
Since competitive home inspection companies don’t offer guarantees on their inspections, buyers enjoy added piece of mind. Instead of simply having a purchase agreement on the home, they have a completed inspection in hand and a home that’s guaranteed for 120-days by A-Pro.
More Benefits. Added Value.
There’s significant value for all three parties to the sale – the buyer, the seller, and the agent. Here’s how Certified Pre-Owned Home program creates an environment for selling homes faster, smoother, and for higher prices.
- Adjusts unrealistic seller expectations
- Helps you accurately price the home, which reduces time on market
- Gives you time to get reasonably priced contractors or make repairs yourself
- Prevents unexpected issues from delaying or derailing a sale later on
- Findings are guaranteed to the buyer for added piece of mind
- A-Pro inspections highlight positive aspects of a home for added selling points
- Encourages buyer to waive inspection contingency
- Alerts you to items of immediate concern (e.g. structural problem)
- Reduces liability by adding professional documentation to disclosure statement while passing liability to the insured inspector.
- “Certified Pre-Owned Home” seal improves MLS listings and attracts more potential buyer
- Professional reports and Certificate of Certification help homes stand out at showings and open houses
During and After the Inspection
A qualified CHI® certified inspector will meet the client at the home to perform a 500-Point Home Inspection. Clients, along with their agent, are encouraged to participate and ask questions while the inspector performs their inspection, highlighting structural, mechanical or safety issues with the home.
After the inspection, the A-Pro team provides the Realtor and seller with a State-of-the-art report. This comprehensive and easy-to-read narrative report fully details the condition of the home, including digital photos and video clips if necessary and desired — another standout feature of A-Pro’s offering.
If the house is free from major damages, the report will include a section designating and explaining the home’s Certified Pre-Owned status.
However, if the inspector finds any problems with any systems and/or components, these issues will be discussed with the client prior to issuing a report. This gives the seller the opportunity to repair the damages, or agree to disclose them in the report and adjust the selling price accordingly. If the home seller decides to repair the problem the inspector will re-inspect the problem area for a nominal fee, and then issue the report. The client has the freedom to decide.
